First let me say that this is not about the people at Westwood Metes & Bounds, the ones I met were all very nice. This is about policy. I went there in earnest to list my rental and basically it was all about the commission. "I need to to get compensated for my/the companies time". They wanted 10% of the gross, I negotiated down to 5%. However, that meant if another broker found a client & wanted to show the unit the other guy gets nothing. WM&B gets 5 % for listing? Anyway I sign the contract only to get a call saying that there is a glitch. They can't go live with the ad until we (WM&B) agree on compensation for WM&B to get paid even if I find a client through my personal website or any other website/way. They wanted me to refer the client to them. I thought I was the owner & knew how to show the unit better than anybody? I work to rent my unit everyday, I don't sit on my laurels. WM&B advertises 1000s of homes/units on their website so I ask, who's really gonna invest more time? Therefore I respectfully declined their services. When a company doesn"t respect your time and effort you know what they really care about. I give WM&B thumbs down! Don't hesitate to go elsewhere should the terms be something that you the owner are not happy about.
